Cork Spray Coatings in Tenant Properties

Working in any lived-in property is always challenging, this is part of the industry that most contractors stay away from. We firstly keep a client journey and have a live complaints procedure, aiming for no complaints but we find having the procedure in place helps us to react should it be required. Our customer Journey is tracked and logged from the very first contact point right through to completion. 

We start off the projects by briefing our teams on any requirements the tenants may have, we also go through the entire process of installing the spray cork with the tenant. We try to make as much information as possible is available to them. We also look to manage their expectations so for us the rule of under-promise, over-deliver is key. 

We inform the tenant that they are responsible to move as many items as possible and that anything we move will be photographed and logged before and this prevents any accusations of damages. 

The team will then move any furniture that the tenant may struggle to move, we then cover everything with sheets and drop down tapes, carpets and hard wood floors are covered with carpet protector/roll and stroll.

We also curtain off areas (see below) with drop down tapes, this limits the over-spray from the cork. There is absolutely nothing harmful to the tenants or applicators in the cork, but precautions must be made. The tenant is perfectly safe to live in the property whilst work is ongoing. 

 

 

We will have to remove any radiators from the walls we are treating and as a rule we would treat the external walls and create a bridge on walls to adjoining properties. Whilst work is underway we do provide as many oil-filled radiators as possible, especially during the winter months. We remove any socket fronts and tape these up, in most cases we find that we do not need to remove the skirting boards, especially if there is sufficient lip left on them, thus reducing any further costs for second fix joinery to the Landlord or property owner. 

Once the walls are prepared we would expect the cork spray to take a maximum of two days depending on the property size, The cork will then require 1-2 days drying time. We insist on leaving fans in place to help move this process forward. 

Once the cork is dry our team will then protect up the areas needed so they’re ready to plaster over. We use Thistle Multi Finish to create a smooth finish ready for decoration. This will then take 2-3 days to dry depending on the time of year before it can be painted. 

Our team will then clear the property before our cleaning team goes in and gives the property the final once-over, ready to hand it back to the tenant. 

We will then seek sign off from the employer and then handover the Corksol 25 Year Manufacturer warranty and other handover information.
